The commission met with the City Council just before the regular
city council meeting and reviewed the commission's recommendation to
',he City Council that l~fillard Bauer's R-$ zo-~ng petition be approved.
After the basic reasons for approval were reviewed, they generally
agreed ~h~,t the Commission's recommnendation was reasonable. .
During this meeting, the report of the investigation committee on
the ~alphe 1~-3 zo-i-~ petition was received. The report generally approved
the rezonlng request with the exception of the tract of land just south of
the present garage Because of a possible location of a Civic Center.
The next day the commission chairman tried to learn the extent
of this Civic Center Plan. After discussing it with several people, it
was learned that a Civic Center l~roposal is being studied by a study
committee of the I-Iastings Ch~vnBer of Commerce. However~ plans for
such a center have not progressed to any degree and is not ready for
public disclosure, l~r. ~ack l~ichards, the executive vice-presi~,~n~, of
the I-I~stings C of C stated Shat regardless of the extent of the plans for
such a center, the area in question is not Being considered for the location
for this proposed center.
Also, it is my understanding that if this area is approved for R3
zo,~!ng, a 20-unit apartment Building is Being proposed.
It must be stated here that the commission h~s been using - and
will continue to use until it is so stated in the revised zoning and sub-
division regulations - the following guide in the approval of all plats
of multi-family units:
Residentail Densities - 8 multi-family units for areas of about
23,000 square feet, 14 multi-family units for areas o£ about 43, ~60
square feet {1 acre).
