NOTES ON THE SUBCOMMITTEE OF THE PLANNING COMMISSION
MEETING HELD SATURDAY, APRIL 5, 1969
This meeting was held in regard to reconstruction and relocation of the service
station o~rnedby Mr. Paul Birchen at the southeast corner of llth Street and
Spring StreetS. The property has been surveyed, the property corners being
marked, the proposed location of the service station seemed to meet all require-
ments for improvement of the service station facility and the intersection.
The new building being located south of the existing structure, the new pumps
and signs being completely on private property. The present pumps and sign
being on street right-of-way property. The only stipulation the subcommittee
could see is that the overall development plan proposed by Hastings Construction
Company would have to be reviewed by the Planning Commission before approval
could be given for any additional structures over and above the relocation of this
service station at this time.
This comprehensive plan should extend from llth Street all the way to 15th Street
in determining what building would be allowed in these areas as proposed by
Mr. Don Gustafson at the last regular Planning Commission meeting. In
accordance with Mr. Hodne's recommendation, change in zoning would be allowed
at street right-of-way lines, but would have to extend an additional one-half block
in each case so that the change in zoning would be midblock, rather than at the
street lines.
Any subsequent approval to upgrading this area for commercial development would
also have to take into account proposed traffic patterns and at this point, no street
right-of-way should be vacated except by total concept in accordance with Planning
procedures.
