Guests present.: lv~r. Xavier Kaiser and City Engineer Davidson Because of a lack of a quorum, no official action was taken by the Commission, however,. Mr. Kaiser submitted his proposal for constructing a motel along County State-Aid Highway 47 in the vicinity oi his auto parts business adjacent to County State-Aid Highway 47 at the Pine Street access. His property Would be served by sanitary sewer and water at Pine Street, his building being approxirnately 80 feet in width between the river and the tdghway at the easterly end, and approximately 24 feet in width at the westerly end at the west building line he would have approximately a 30 foot width. lie is proposing to construct the motel with a solid redwood front and a .roof overhang along the sidewalk, similar to the shingle roof on Nybo's Restaurant. The rooms would be made with interior wall hardwood paneling, insulated with styrofoam soundprOof insulation between rooms, each room would be carpeted. He also furnished a copy of the plo~ plan and a copy of the building, stating ~l~t__ the rough sheeting and framing, would be done partially with the used lumber from the buildings on the site which WOuld be dismantled to make way for the new construction. The City Engineer t-formed Mr. Kaiser that the CitT~ in their long range plan, had determined that there would be a greenway on either side of the Vermillion River from County-State-Aid Highway 47 bridge, east to Trunk Highway ~1. When asked if he would consider selling this property to the City, he stated he would sell it providing the price were right. The Engineer asked Mr. Kaiser what he thought the cost of the motel construction would be. He stated it would be from $~0, 000 to $50, 000o The Engineer asked Mr. Kaiser what he thought the property would be worth before hq put $30, 000 to $50, 000 of improvements into the property, and he said he had not thought about the value at this time. Because of a lack of a quorum, it was suggested that the City Engineer would make prints of the drawings submitted by Mr° Kaiser and that at the next regular Planning Commission Meetin~ to be held Monday~ September 29, 1969, this would he turned over to a committee for study. It was pointed out by Mr. Siebrecht, that if this property were in fact, within the long range program of the City for acquisition, it would be a good time to ~hink about acquisition before any further improvements were made to the propertyo lviinutes of Hastin§s Planning Commission meeting held Monday, September ZZ, 1969 Page Mr, Kaiser stated that he was looking, at th~s, as a retirement benefit so that he could operate the 12 to 14 unit motel for additional income upon retirement° He stated that he was going out o~ the auto parts business~ that because of t~s other business interest, he could no longer operate the auto salvage bus[ness and t~s son seemed to lack interest in conti~,~i,~g the operation. He was there- fore going to clean up the propert'F and terminate the used par~s auto salvage business. It was decided that the next regular meeting of the Hastings l~l~-ning Commission w~ll he held 1V[onday~ September 29~ 1969 at the Hastings Public, Library Meeting Room at 7:30 :P.M. It was also suggested by the Chairman that Mr. Leonard Bauer be furnished with the last two copies of the planning Commission _~leeting minutes and that Jack Richards, Chamber of Commerce Executive Secretary get all notices of meetings and meeting minutes o£ all business.
