NOVEMBER 24 1975
The meeting was called to order at 7:26 P.M. by Chairman Stoffel.
Members present: Chairman Stoffel, WaIker, Fischer, Latch, Linde, K]:amer,
Trautmann arrived at 8:20 P.M.
The Planning Director mentioned that a motion approving APPROVAL OF MINUTE,~
a variance for the Skelly gas station sign was not included in
the November 10th Minutes. The motion was as follows:
Moved by Commissioner Glermie, seconded by Commissioner
Walker to approve a variance for the Skelly gas station sign
on the grounds that a hardship exists due to the unusual width
of the right-of-way at that location. 8 Ayes - 0 Nayes.
Calvary Baptist Church submitted plans for a 30' by 50'
building to be used for Sunday School classes. The
building is referred to in the plans as a portable building,
although it has a foundation and the siding is a rough
cedar. The Planning Commission expressed concern
that the Ca[vary Baptist Church should not continue to
meet their expansion needs by constructing structures
of this nature. In addition concern was expressed that
additional information should be provided by the church
regarding future expansion plans, paving of their existing
parking lot, drainage on the site, and plans for landscaping
around the new structure.

Moved by Commissioner Fischer, seconded by Commissioner
Latch to issue a building permit upon receipt of a full set of
plans and a statement of intent regarding future development
for the next 3 to 5 years. 7 Ayes - 0 Nayes.
Commissioner Walker asked that the Staff redefine the
problem which initiated the redra~ting of the ordinance
and a summary describing the differences between the
proposed ordinance and the existing City ordinance.

SEWAGE SYSTEMS
Moved by Commissioner Walker, seconded by Commissioner
Latch to table discussion on the private sewage system ordinance.
7 Ayes - 0 Nayes.
Commissioner Walker indicated that when he had joined
the ]Planning Commission, he assumed that he was filling
the unexpired term of Commissioner William Hirchert.
Mr. Hirchert*s term expires in December of 1976 and
Mr. Walker indicated that he is not interested in being
reappointed for another term on the Planning Commission.

.Moved by Commissioner Fischer, seconded by
Commissioner Linde to schedule a Public Hearing
for the next Planning Commission meeting to review
more stringent regulations proposed for the downtown
redevelopment area. 7 Ayes - 0 Nayes.
Chairman Stoffel referred the request for a home
occupation permit for Mr. Reuter to the Trautmann
Committee.
Commissioner Fischer indicated that he felt that the
Planning Commission should examine the need for
changing the ordinance of the City whereby we could
limit the amount of time that a variance, special use
permit, or home occupation would be go,Od for. In other
words, if an individual did not make use of a variance,
special use permit, or home occupation permit within
a 6 to 1Z month period, the permit would no longer be
valid.
Moved by Commissioner Fischer, seconded by
Commissioner Walker to adjourn at 9:14 P.M.
