Item presented for information. Background Real Estate Equities (REE) is planning to develop a four-story building containing approximately 94 affordable senior housing units at Schoolhouse Square. The site would located between the existing commercial buildings along Vermillion Street and the townhomes located along Ramsey Street. As part of its planning process, REE held a neighborhood meeting on October 1. The meeting took place in the Community Room at City Hall. The purpose of the meeting was to give interested parties an opportunity to learn about the project, to ask questions, and to give feedback to the developer. Approximately 12 residents attended the meeting. The residents primarily represented owners of the townhomes adjacent to the proposed development site. The meeting was also attended by members of the development team, the current landowner, Mayor Fasbender, and Councilmember Folch. No one at the meeting expressed opposition to the project. The majority of the discussion centered on questions and concerns about traffic both on adjacent streets and internal driveways, green space, walkability, noise, snow removal, and maintaining long-term use for affordable senior housing. Staff will be working with REE to keep residents informed about the project as it moves through the City approval process. I expect REE to submit an application for TIF assistance in the near future. The application with the request to initiate the process of establishing a TIF district will likely be on the HEDRA agenda in November or December. The timing of an application for land use approvals has not been set.
