3.Rezone600 7 St E.from Industrial (I-1) to Residential (R-2)
Associate Planner Barker provided a staff report.
Vice Chair Stevens opened the public hearing at 7:02.
William Otting, applicant, spoke to the issue. He stated his desire to build a home on the site as
the lot is sitting empty. He also requested the home to be built ten feet closer to the street.
Associate Planner Barker explained that an application to vacate the right-of-way to the north of
the property will be considered at the City Council meeting alongside the rezone application. This
vacation would allow the home to be built to meet the front yard setback.
Vice Chair Stevens closed the public hearing at 7:04.
Commissioner Stevens inquired about the size of the lot and the type of home that could be built
on the lot. Associate Barker stated the lot is 140 x 132 or 18,480 square feet. She stated a two
family home could be built on the lot as the minimum lot size requirement is 9,700 square feet.
Commissioner Bullington asked if R-2 zoning was consistent with Medium Density Housing in
the 2030 Comp Plan. Associate Barker confirmed it was consistent.
