The building is proposed to be used as a restaurant called Me and Julio’s. The proposed addition will be in the rear and is to be 587 Sq Ft (14.5’ X 40.5’) Background Information: The building is proposed to be used as a restaurant called Me and Julio’s. The building formerly housed Papa Charritos restaurant until it was purchased to become Papa’s Bar and Grill. After a kitchen fire, the restaurant was not reopened. The east side of the building is proposed to be extended 14.4-feet and the outdoor seating area will be expanded to the front of the building. Neither will adversely affect the site layout or circulation. The subject property is zoned C-4, Regional Shopping Center. Bars and restaurants are considered service establishments, which are allowed by right. The existing building was constructed in 1977 and has approximately 3,000 square feet of space in addition to outdoor dining. Existing and proposed setbacks are ample. 81 parking spaces are required based on the square footage of the restaurant and outdoor seating. 84 spaces are provided. Based on the small size of the addition, landscaping and building materials are not regulated other that assuring nether are not diminished. They are not. Advisory Commission Discussion: None Financial Impact: The proposed improvements should increase the tax value of the property.
