Item: Site Plan — King's Cove building expansion - #2010-44 9- Highway 61
Council Action Requested:
Bill King is proposing to add a 918 Sq Ft addition onto one of the buildings at his marina.
Background Information:
Zoning Classification
The subject property is zoned A - Agriculture, which allows for recreation uses.
Adjacent Zoning and Land Use
There are similar marinas in the area.
Existing Condition
There are two large buildings on site and asphalt with boat storage.
Proposed Improvements
An area of the north building will be added onto.
Setbacks
Setbacks for Agriculture districts are 20' front and rear/ 10' sides. The proposed setbacks for the
existing building are far greater. The proposed addition's setbacks are greater yet.
Architectural Elevations
The added addition will match the existing building in style, proportions, and color. Design standards
have typically not been required for additions to buildings that were built prior to the adoption of the
design standards. The design standards would normally not allow metal sheet siding.
Landscaping
Landscaping standards are not required for minor additions. However, landscaping that is adversely
affected must be relocated. Two shrubs that were removed for the proposed addition must be
relocated elsewhere on the site.

At it's September 27" meeting, the Planning commision recommended to approve the site plan 5 -0

HASTINGS CITY COUNCIL
RESOLUTION NO.
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF HASTINGS
GRANTING SITE PLAN APPROVAL FOR A GARAGE EXPANSION AT
9- HIGHWAY 61.
Council member introduced the following
Resolution and moved its adoption:
WHEREAS, Bill King, has petitioned for Site Plan approval for the addition to a
building; and
WHEREAS, The property is generally located at 9- Highway 61 and legally described
as Part of the SWl /4 of the NE1 /4 SD SEC 07, township 026 Range, Washington County,
MN; and
WHEREAS, on September 27, 2010, review was conducted before the Planning
Commission of the City of Hastings, as required by state law, city charter, and city
ordinance; and
WHEREAS, The Planning Commission recommended approval subject to the
conditions of this resolution; and
WHEREAS, The City Council has reviewed the request and recommendation of the
Planning Commission.
NOW THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF HASTINGS AS FOLLOWS:
That the City Council hereby approves the Site Plan as presented subject to the following
conditions:
1) Conformance with the Planning Commission Staff Report and plans dated September 27,
2010.
2) Approval is subject to a one -year sunset clause; if a building permit is not obtained within
one year of City Council approval, the approval is null and void.
3) All disturbed areas on this property shall be stabilized with rooting vegetative cover,
asphalt, or cement to eliminate erosion problems.
4) Two shrubs that were removed for the proposed addition must be relocated elsewhere on
the site.
Council member moved a second to this resolution and
upon being put to a vote it was unanimously adopted by all Council Members present.
Adopted by the Hastings City Council on October 4, 2010, by the following vote:
