No one from the public spoke for or against the item during the meeting. The proposed use is consistent with.. the plan. Zoning Classifi+~ation The subject property is zoned I-1, Industrial Park, which allows for the use. Adjacent Zon°rng and [.and Use The property is surrounded by Industrial Park zoning (I-1) with vacant and industrial uses nearby. Existing Corwdition The site is almost one acre and undeveloped,. Proposed Improvements The West half of the lot will be developed with a building and parking lot. The Eastern portion will be set aside for future expansion.. SITS PLAN NEVI Proposed Building setbacks Setbacks in the 1~1 district are not specified which are expectable. The proposed setbacks are 0' and greater,. Vehicular Access and Circulation Access to the area will be off of 31s` street. Staff believes access and circulation are acceptable. Pedestrian Access and Circulation Pedestrian access and circulation are acceptable. There are no pedestrian connections on the north side of 31 ~~ Street. Parkiir~g Parking requirements for office are based on square feet; the garage parking area was not included in calculations. Archit~ect~ara[ Elevati+ans The building is required to have facades composed of at least. ~ percent of Class 1 or Mass 2 materials, with Class 1 materials comprising at least 25 percent of the total. The primary exterior materials on all sides are S[~ART Siding (class 2}, glass windows {class 1), and stanewark (class 1 }. The only class 3 material an the building is the garage dear. There is currently no class 1 material an the east elevation, which faces I_ightbourn Ct; 130 Sq 1=t of class 1 is need. The addition of some windows an this elevation would add class The applicant has stated they are planning for future expansion from this elevation and would like to install a dense line of vegetation slang the east wall that would visually black the area where he would have added additional stanewark. This elevation is about 150' from Lightbaurn. This substitution is acceptable to the Planning Commission, A future expansion would trigger a new site plan review, which would require Class 1 material on the new east elevation.
