REQUEST GGG, Inc. & Johnson & Scofield, Inc. is requesting approval to place a permanent roof sign at 507 Vermillion Street to replace an existing roof sign. The sign will be 4'x16' with no lighting. ATTACHMENTS • Picture of sign • Applicant's request for sign BACKGROUND INFORMATION Comprehensive Plan Classification The subject property is guided MXD -Mixed Use in the Comprehensive Plan. Zoning Classification The subject property is guided C-3 -Community Regional Commerce. ORDINANCE REQUIREMENTS The language for roof signs is as follows: Roof Signs. To provide reasonable flexibility in respect to the sign regulations set forth in this section, the City Council may approve an application for a roof sign where an exception would be consistent with the intent of these regulations, in cases where the applicant demonstrates practical difficulties in using a wall sign or freestanding sign. The building on which the proposed roof sign will be located demonstrates practical difficulties in using either a wall sign or freestanding sign. As there are full glass windows on the front of the building, there is not an area to mount a wall sign. Further, there is not adequate room in front of the building to use a freestanding sign as the building comes to the edge of the street. However, no roof sign shall exceed in size the district requirements for freestanding signs. If the City Council approves a roof sign, the area of the roof sign maybe subtracted from the allowable freestanding and/or wall signage allowed for the property and/or building. According to Dakota County Parcel Query, this building has 538 square feet of wall area. The allowable signage for this property is found in the table below. Thus, the applicant would have 12 square feet remaining to use for any signage on the property. T New sign is replacing the old sign which was completelc a wood structure at the same size of 4'x i6'. New sitm is constructed of a 2" Aluminum Extrusion frame with two 4'x8' 1/2" Alumacore panels that are removable by removing the top portion of the frame. The request is to replace the sign with the same size on the same supports in the same location as the existing sign. The existing sign is 4'x16' with no Lighting and the new sign will not be lit as well. Our misunderstanding was that we could replace the sign in-kind. With that we ordered the sign, the sign has been fabricated and was to be installed today, we have stopped the installation as you requested.
