Approve Modification - Site Plan #2005-77 - Glendale Heights 3rd
Addition Townhomes - West Side of Rushmore Road
REQUEST
Signature Homes seeks to amend the approved Site Plan of MW Johnson to change the
elevations of 16 units (four 4-unit buildings) along the west side of Rushmore Road legally
described as Lots 10 - 25, Block 3, GLENDALE HEIGHTS 3RD ADDITION.
No changes are proposed to the lot lines, setbacks or grading plan.
CHANGES
Architectural elevation modifications include the following:
1) The plan has a smaller 2nd story footprint.
2) The rear elevation incorporates cantilevered portions of the second story and
trellises over the first floor patio doors.
RECOMMENDATION
Approval of the change is recommended subject to the following:
1) Face brick or similar material must be used upon the entire front garage elevation
below the soffit.
2) All other conditions of the MW Johnson Site Plan approval continue to be in place
including the landscape plan and variations in building color.
3) All other conditions of the original site plan resolution remain in place.
HISTORY
The City Council authorized Final Plat approval of GLENDALE HEIGHTS 3RD ADDITION on
September 7,2004, subject to site plan approval for all buildings containing three or more
units.
On February 22, 2005, the City Council granted site plan approval to DR Horton to
construct the above units. DR Horton has chosen to not construct the remainder of these
units located within the GLENDALE HEIGHTS 3RD ADDJTION.
On December 19, 2005 the City Council granted site plan approval to MW Johnson to
construct homes on the subject property. MW Johnson constructed some units north of the
subject site.
