E (2"d and Tyler Parking lots)
REQUEST
Hastings HRA seeks Preliminary and Final Plat approval for the following:
1) Replat portions of Block 1, Town of Hastings into a single outlot for future
development.
The replating consists of nine existing parcels and the vacating of an alley to form one
outlot, to be called Riverfront Addition.
The replat would memorialize title work relating to the former development plan for the site
and ease future sale and development. No development is proposed with this application.
Replatting of the outlot would be required prior to any future development.
RECOMMENDATION
At the August 25, 2008, Planning Commission Meeting, the Planning Commission met on
the aforementioned item. The Planning Commission voted 6-0 to recommend approval of
the request subject to the following conditions of the attached resolution.
Please note, the plat has been modified since the Planning Commission meeting, though
Commissioners were made aware of the changes. These changes include placing an
easement on the property over water and storm sewer facilities.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF HASTINGS GRANTING
PRELIMINARY AND FINAL PLAT APPROVAL FOR RIVERFRONT ADDITION,
HASTINGS, MINNESOTA

introduced the following Resolution and
WHEREAS, Hastings HRA has petitioned for Preliminary and Final Plat Approval for
401 2"d St. E. The property is located at 2"d and Tyler Parking lots, legally described in
Attachment A; end
WHEREAS, on August 25, 2008, review was conducted before the Planning
Commission of the City of Hastings, as required by state law, city charter and city ordinance; and
WHEREAS the Planning Commission recommended approval of the request to the City
Council subject to the conditions contained herein; and
WHEREAS The City Council has reviewed the request and concurs with the
recommendation of the Planning Commission.
NOW THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF HASTINGS AS FOLLOWS:
That the City Council hereby approves the Preliminary and Final Plats as presented to the City
Council subject to the following conditions:
1) The Final Plat must be submitted for recording with Dakota County within one year of
City Council approval, or the approval is null and void.
2) Replatting of the outlot is required prior to any future development.
3) A separate document describing the trail easement will be required.
Council member moved a second to this resolution and upon being put to
a vote adopted by present.
