During this period, our team began a new phase of planning to further enhance exposure for the Spiral Boulevard Industrial Property while continuing all existing marketing efforts through CoStar, MNCAR, and our developer and broker networks. We remain committed to positioning this site competitively in both the local and national industrial markets, emphasizing its shovel-ready status and strong location in the River Valley region. Executive Summary Our October efforts combined ongoing national developer outreach with new marketing initiatives. We continued to advertise the property for sale at $2.15 per square foot and are working with our architect to develop a master site plan and conceptual renderings of a potential business park. These renderings will form the basis for an updated brochure that better illustrates long-term potential for developers and users alike. In addition, we began exploring cannabis cultivation as a new user segment. With retail operations slowing across Minnesota, demand for cultivation space—typically between 10,000 and 15,000 square feet—is on the rise. We will produce a brochure tailored to this industry, supported by targeted outreach through CoStar, MNCAR, and local channels. Timothy Gaughan is collaborating with Superior Molecular to connect with their network of cultivation operators and investors statewide. Overview Our ongoing industrial outreach remains consistent. Spiral Boulevard continues to be actively featured on CoStar and MNCAR, and we are in regular communication with developers, investors, and brokers throughout the region. We have also started engaging with representatives from surrounding River Valley cities to gain insight into the broader market, regional infrastructure needs, and complementary development opportunities. This month, we are also preparing to discuss and promote the property at the upcoming MNCAR Expo, using it as an opportunity to generate additional exposure and connect directly with brokers and users. We continue to respond promptly to any broker blasts that align closely with the scale and profile of the Spiral Boulevard site. However, many of these groups are still seeking immediate lease availability, underscoring the long-term value of positioning Spiral Boulevard as a build-to-suit and development-ready opportunity. Developers remain optimistic yet selective, with most focusing on shovel-ready sites supported by strong infrastructure and community partnerships.
