Introduction
This report summarizes marketing and outreach activity for October 2025. During this
period, our team began a new phase of planning to further enhance exposure for the Spiral
Boulevard Industrial Property while continuing all existing marketing efforts through
CoStar, MNCAR, and our developer and broker networks. We remain committed to
positioning this site competitively in both the local and national industrial markets,
emphasizing its shovel-ready status and strong location in the River Valley region.
Executive Summary
Our October efforts combined ongoing national developer outreach with new marketing
initiatives. We continued to advertise the property for sale at $2.15 per square foot and are
working with our architect to develop a master site plan and conceptual renderings of a
potential business park. These renderings will form the basis for an updated brochure that
better illustrates long-term potential for developers and users alike. In addition, we began
exploring cannabis cultivation as a new user segment. With retail operations slowing across
Minnesota, demand for cultivation space—typically between 10,000 and 15,000 square
feet—is on the rise. We will produce a brochure tailored to this industry, supported by
targeted outreach through CoStar, MNCAR, and local channels. Timothy Gaughan is
collaborating with Superior Molecular to connect with their network of cultivation
operators and investors statewide.
Overview
Our ongoing industrial outreach remains consistent. Spiral Boulevard continues to be
actively featured on CoStar and MNCAR, and we are in regular communication with
developers, investors, and brokers throughout the region. We have also started engaging
with representatives from surrounding River Valley cities to gain insight into the broader
market, regional infrastructure needs, and complementary development opportunities. This
month, we are also preparing to discuss and promote the property at the upcoming MNCAR
Expo, using it as an opportunity to generate additional exposure and connect directly with
brokers and users. We continue to respond promptly to any broker blasts that align closely
with the scale and profile of the Spiral Boulevard site.
Key Engagements and Outreach
We continued outreach to national and regional development executives, providing them
with the latest version of the property brochure and discussing development opportunities
in Hastings. Below is a representative selection of executives and companies we engaged
with during October:

• Jim McGill – President & Principal, Stotan Industrial

• Brent Miles – Chief Marketing Officer, NorthPoint Development
• Matt Alexander – Senior Vice President, Kraus-Anderson Realty Co.

Market Sentiment
Industrial activity across the Twin Cities continues to show strength in the 20,000 to 30,000
square foot range, particularly among logistics and manufacturing users. However, many of
these groups are still seeking immediate lease availability, underscoring the long-term value
of positioning Spiral Boulevard as a build-to-suit and development-ready opportunity.
Developers remain optimistic yet selective, with most focusing on shovel-ready sites
supported by strong infrastructure and community partnerships.
Next Steps
• Finalize the master site plan and business park renderings with the architect to include in
updated marketing materials.
• Release two updated brochures — one general for-sale piece and one focused on cannabis
cultivation users.
• Work with Superior Molecular to circulate marketing materials to cannabis-sector
operators and investors in Minnesota.
• Follow up with October’s developer contacts to schedule discussions or site visits.
• Continue discussions with surrounding River Valley communities to align regional
economic development opportunities.
• Promote Spiral Boulevard at the MNCAR Expo and follow up with brokers and developers
after the event.
• Coordinate with CoStar and MNCAR for enhanced visibility through premium listing
placement during Q4.
• Plan updated drone and site photography before winter to refresh marketing visuals.
Conclusion
October marked continued progress in marketing Spiral Boulevard to a wider audience
while adding new layers of strategy and outreach. The addition of cannabis-sector
marketing, master site planning, and regional collaboration efforts are broadening visibility
and reinforcing the long-term potential of this shovel-ready site. With sustained outreach
and upcoming promotional opportunities through MNCAR, Spiral Boulevard remains one of
the most strategically positioned industrial properties in the southeast metro.
